How does it work?
The term „serviced apartments“ is well known nowadays. But what do these two words actually mean?
At first glance, a serviced apartment is just a furnished property with an equipped kitchen. The furnishing of this serviced apartment includes full equipment, from iron to toaster. The first word „serviced“ also indicates that the apartment offers additional services. The most well-known service would be the cleaning service. So far so good. Most people are satisfied with this definition. However, we at Smart Apartments AG think, that the term «serviced apartments» signifies a lot more than just flawless furnishing or a high-speed internet connection.
The term „serviced apartments“ for us also means to offer a purposeful care. Our guests have busy schedules, planned with appointments from morning to night. We value confidentiality and don't aim to burden our guest with additional work. Therefore our lease contracts are processed quickly, easy and electronically, without annoying and lengthy postal traffic. If the contract is inquired in the morning it will be completed in the evening - that's what service means for us.
Our definition of „serviced apartments“ should be understandable for everyone by now. But who actually needs a serviced apartment?
Our guest profile ranges from local Swiss, who live abroad and return home for a few months, to internet savvy retiree couples, who renovate their home, to businessmen who commute weekly between Tokyo and New York. A serviced apartment is no longer just a business apartment for men in suits, but rather an attractive housing solution for a wide audience.
For us, the definition „serviced apartments“ also includes flexibility in regards to the contract design. As you perhaps know, Swiss tenancy law is not the most user-friendly and almost requires a doctorate to comprehend. We offer assistance to our guests in this regard and therefore work with understandable and simple contracts.
In addition, our rental prices include all costs which will arise when renting a serviced apartment, such as the internet costs, the mandatory telefon licence fees (Billag) and electricity expenses. Our guests will only have to pay one bill per month.

- + Contract model is optimal for a 1 to 2 month lease
- - Apartment is not reserved after the end date and therefore open for new leases
- - Contract will not be renewed automatically
- + An extension of the contract lease is not necessary
- + The apartment is booked indefinitely. The customer decides when the tenancy ends
- - The minimum lease is 3 months
- - The customer has to cancel the rental agreement actively
